A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDDING
AMENDING THE GENERAL PLAN OF THE CITY OF REDDING BY
ADOPTING GPA-3-79 AS TO THE UPPER CHURN CREEK AREA, AND
GPA-7-79 AS TO THE PROPERTY IDENTIFIED AS 2406 THROUGH
2469 EUREKA WAY.
WHEREAS, following the required public hearings there-
for, . the Planning Commission .of .the City. of Redding has recom-
:t •
mended to the City Council that the Land Use, Circulation, and
Open Space. Elements of .the General._Plan of the: City of Redding
be amended by incorporating therein the changes contained in
the -General Plan Amendment for the Upper Churn `Creek area
(GPA-3-79) , and the General Plan Amendment for property identi-
fied as 2406 through 2469 Eureka Way (GPA-7-7.9) , and
WHEREAS, following the required notices and in accord- .
ance with law, the City Council has held public hearings on said
recommendations and has carefully considered the evidence at •
said hearings,
NOW, THEREFORE, BE IT RESOLVED as follows, to wit:
1. The City Council has reviewed the final Environ-
mental Impact Report (EIR-4-79) for GPA-3-79 and has found that
changes or alterations have been required in, or incorporated
into the project, which mitigate or avoid the significant environ
mental effects thereof as identified in the final EIR.
• 2 . The City Council makes the following findings in
connection with GPA-7-79 :
('a) The project is compatible with the Redding General •
• Plan; •
(b) The project will not significantly alter existing
land form;
(c) The project is compatible with surrounding land
use;

(d) The project is compatible with the Code of the
City of Redding, California;
• and ratifies the negative declaration approved by the Board of
Administrative Review on February 13 , 1980. •
3. The City Council does hereby amend.- the Land Use,
•
Circulation, and Open Space Elements of the General Plan of the '.
City of Redding by incorporating therein the changes contained
in General Plan Amendment GPA-3-79 , amending the General Plan
as to that area described above and shown on the attached
•
' "Exhibit A" , provided that the amendment for properties located
at 5622, 5636 , 5660, 5678, and 5702 Mountain View Drive, " more
. specifically described on "Exhibit B" , is subject to the follow-
•
•
ing four additional stipulations :
.. (,a) That, unless the three owners develop jointly,
their 'maximum density will be 3. 5 units per acre. V
(b) That, if they develop jointly or a planned unit
development, they can request up to, but not exceed, '
six units per usable acre with "usable acre" defined
as property with a slope of 20 per cent or less.
• (c) That, adjacent to the existing single-family lots
•
west of Palo Vista Court, construction will be
limited to single-story, single-family lots, as •
generally depicted on the attached "Exhibit C" .
(d) That the property. owners agree to widen Mountain
View Drive in front of their properties at the
time of development.
4. The City Council does hereby amend the Land Use
Element of the General Plan of the City of Redding by incorporat-
ing therein the reclassification of the ;2400 block on the south
side of Eureka .Way, from Residential, nine units per acre, to
Office Residential , . as depicted° on "Exhibit D" .
