ORDINANCE NO. /CO((
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING
AMENDING SECTION 18 .06 . 020 OF THE REDDING MUNICIPAL CODE
RELATING TO THE REZONING OF CERTAIN REAL PROPERTY IN THE
CITY OF REDDING (RZ-14-90) .
The City Council of the City of Redding does hereby ordain
as follows:
Section 1 . That the boundaries of the districts referred to
in Section 18 . 06 . 020 of the Redding Municipal Code as designated
on a Map entitled "Zoning Map of the City of Redding,
California, " dated March 19 , 1956 , are hereby altered as set
forth in the maps attached hereto and incorporated herein by:
REZONING: 751 Twin View Boulevard
FROM: R3-15 Multiple Family Residential
TO: C-3-F Heavy Commercial and Light Industrial,
SUBJECT TO the Site-Plan-Review Criteria
attached hereto and incorporated herein by
reference.

Section 2 . The City Council hereby ratifies the Negative
Declaration prepared for this project showing that it has no
substantial impact upon the environment and that an environmental
impact report is not necessary.
Section 3 . The City Clerk shall certify to the adoption of
this Ordinance and cause its publication according to law.

1. Front- and rear-yard setbacks shall be 15 feet.
2. Driveway locations shall be approved by the Traffic Engineer and shall
consist of one common driveway with the parcel to the north (Parcel
Ci No. 72-050-06) .
!'I 3. A solid masonry or solid-post with wood-insert fence shall be constructed
on the east and south property lines adjacent to residential districts.
ii 4. Security and parking lot lighting shall be low-profile and oriented
11 downward or shielded from adjacent residences and adjoining streets.

5. All mechanical or air-conditioning units shall be surrounded by parapets or
fencing to screen the equipment from public view.
6. The developed site area is to be landscaped with live vegetation. The
I1 minimum planter width along Twin View Boulevard shall be 15 feet. The area
between the back of the sidewalk and the property line is to be landscaped
nl to match the adjacent on-site planter. A landscaping plan shall be
approved by the Planning Department prior to issuance of a building permit.
