ORDINANCE NO. 1927
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING
AMENDING SECTION 18 .06 . 020 OF THE REDDING MUNICIPAL CODE
RELATING TO THE REZONING OF CERTAIN REAL PROPERTY IN THE
CITY OF REDDING (RZ-7-90) .
The City Council of the City of Redding does hereby ordain
as follows:
Section 1 . That the boundaries of the districts referred to
in Section 18 . 06 . 020 of the ReddingMunicipaldesignated
Code as desi nated
on a Map entitled "Zoning Map of the City of Redding,
California, " dated March 19 , 1956 , are hereby altered as set
forth in the maps attached hereto and incorporated herein by:
REZONING: 2650 and 2652 Sharon Court; 2945, 2945 1/2 , 2947
2947 1/2 , 2949 , 2951 , and 2955 Leland Avenue
FROM: R-3 Multiple Family Residential District
TO: R3-25-F Multiple Family Residential District,
with the site-plan-review criteria attached
hereto as 'Exhibit "A" .
Section 2 . The City Council hereby ratifies the Negative
Declaration prepared for this project showing that it has no
substantial impact upon the environment and that an environmental
impact report is not necessary.
Section 3 . The City Clerk shall certify to the adoption of
this Ordinance and cause its publication according to law.
I HEREBY CERTIFY that the foregoing Ordinance was introduced
and read at a regular meeting of the City Council of the City of
Redding on the 7th day of August , 1990 , and was duly read and

Site Plan Review Criteria RZ-7-90

1. A solid-masonry or solid-post with wood-insert fence shall be constructed

on all property lines adjacent to service commercial districts (Parcels
108-01-30 and 108-01-08) .
2. All mechanical or air-conditioning units shall be surrounded by parapets or
fencing to screen the equipment from public view.
3. Maximum building height shall not exceed two stories unless additional
I�I height is approved by use permit.
1 , 4. Fifteen percent of the gross land area shall be landscaped with irrigated,
live plant material , including landscaping within and around off-street
parking areas. A landscaping plan shall be approved by the Planning
Department prior to issuance of a building permit.
5. Garages fronting on a public street shall have a minimum setback of 20 feet.
6. All off-street parking areas adjacent to or across the street from existing
or potential residential districts shall be screened with a sight-obscuring
fence.

7. Reduced front- and side-yard setbacks shall be allowed only when compatible
with adjoining uses.

8. Any development of more than one unit per parcel must front on a paved
public street.
