HomeMy WebLinkAbout1969 - Amending Section 18.06.020 • • • ORDINANCE NO. ! 761 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING AMENDING SECTION 18.06.020 OF THE REDDING MUNICIPAL CODE RELATING TO THE REZONING OF CERTAIN REAL PROPERTY IN THE CITY OF REDDING (RZ-5-91). The City Council of the City of Redding does hereby ordain as follows: Section 1. That the boundaries of the districts referred to in Section 18.06.020 of the Redding Municipal Code as designated on a Map entitled "Zoning Map of the City of Redding, California," dated March 19, 1956, are hereby altered as set forth in the maps attached hereto and incorporated herein by: REZONING: 2000/2010 Rosaline Avenue FROM: "R-1" Single-Family Residential District TO: "R-4-40-F" Multiple-Family Residential District and "U-F" Unclassified District, subject to the site plan review criteria attached hereto and incorporated herein by reference. Section 2. The City Council hereby ratifies the Negative Declaration prepared for this project showing that it has no substantial impact upon the environment and that an environmental impact report is not necessary. Section 3. The City Clerk shall certify to the adoption of this Ordinance, and cause its publication according to law. NICHOLS, City Clerk p i NO FORM APPROVED: rR NDALL A. HA S, % • Site Plan Review Criteria RZ-5-91 "R-4-40-F" 1. The maximum building height shall not exceed two stores. 2. The property shall be limited to one driveway at the east end of the property, as approved by the City Traffic Engineer. 3. All mechanical or air-conditioning units shall be surrounded by parapets or fencing to screen the equipment from public view. 4. Security and parking-lot lighting shall be low-profile and shielded from residences and Rosaline Avenue. 5. The developed site area is to be landscaped with live vegetation. A landscaping plan shall be approved by the Planning Department prior to issuance of a building permit. The fill slope adjacent to the stream is to be heavily vegetated to reduce erosion concerns. 6. A grading permit shall be obtained from the Public Works Department prior to development. 7. The boundary line between the "U-F" District and the "R4-40-F" District shall be as depicted on Exhibit "A." 8. Roofs of all buildings shall be constructed of fire-resistant roofing material. "U-F" 1. The area shall not be developed and is to be retained as open space. The area shall not count toward residential density credit. 2. Indigenous grass within 30 feet of any building shall be kept mowed to reduce the fire hazard.
