AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING
AMENDING SECTION 18.06.020 OF THE REDDING MUNICIPAL
CODE RELATING TO THE REZONING OF CERTAIN REAL PROPERTY
IN THE CITY OF REDDING (RZ-11-88) .
The City Council of the City of Redding does hereby ordain
as follows:
Section 1 . That the boundaries of the districts referred to
in Section 18. 06. 020 of the Redding Municipal Code as designated
on a Map entitled "Zoning Map of the City of Redding,
California, " dated March 19 , 1956 , are hereby altered as set
forth in the maps attached hereto and incorporated herein by:
REZONING: 3601 Eureka Way
FROM: "U" and R1-Bl-FP"
TO: "CO-B40-F" Office District and "U-F"
Unclassified District, subject to the site-
plan-review criteria attached hereto and
incorporated herein by reference.
Section 2. The City Council hereby ratifies the Negative
Declaration prepared for this project showing that it has no
substantial impact upon the environment and that an environmental
impact report is not necessary.
Section 3 . The City Clerk shall certify to the adoption of
this Ordinance, and cause its publication according to law.
Section 4 . The City Clerk shall certify to the adoption of

this Ordinance and cause its publication according to law.
I HEREBY CERTIFY that the foregoing Ordinance was introduced
and read at a regular meeting of the City Council of the City of
Redding on the 4th day of December, 1990 , and was duly read and
adopted on the 2nd day of January, 1991 , at a regular meeting of
the City Council by the following vote:

Site Plan Review Criteria RZ-11-88
"C0-B40-F"
1. The maximum building height shall not exceed two stories for Building A and
one story for Building B. The site shall not be developed with more than
83 parking spaces, serving both Buildings A and B.
2. The maximum floor area of Building A shall not exceed that allowed by 60
parking spaces for the type of use. Building B shall not exceed
3,000 square feet.
3. No grading or building shall occur outside the area designated "CO-F"
except to construct access to Eureka Way.
4. All mechanical or air-conditioning units shall be surrounded by parapets or
fencing to screen the equipment from public view. If roof-mounted
equipment is to be used, the method of screening shall be depicted on the
.building plans and plans submitted to the Board of Administrative Review
for site-plan-review purposes.
5. Cut slopes shall not exceed a slope of 1.5:1. Any cut slopes shall be
landscaped. No cut shall exceed 18 feet in height as compared to existing
grade.
6. Roof signs other than those incorporated into a mansard are prohibited.
7. All roofs shall be angled at a slope not less than 4:12.
8. The architecture of the building(s) shall utilize the same exterior
materials as the Sunset Plaza Shopping. Center unless materials equal or
better are approved by the Planning Commission.
9. Security lighting shall be low-profile and oriented downward away from
residences and the highway.
10. The developed site area is to be landscaped with live vegetation. The
minimum planter width along Eureka Way shall be 25 feet. The area between
the back of the sidewalk and the property line is to be landscaped to match
the adjacent on-site planter. A landscaping plan, including plans for
revegetation of the slopes adjacent to Eureka Way, shall be approved by the
Planning Department prior to issuance of a building permit. The property
owner shall be responsible for the maintenance of all landscaping including
that within the State Highway right-of-way.

1. Area is not to be used to develop buildings or parking. Area may be used
to provide driveway access to opposite Sunset Terrace if required by
Caltrans.
