AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING AMENDING SECTION
18.06.020 OF THE REDDING MUNICIPAL CODE RELATING TO THE REZONING OF
CERTAIN REAL PROPERTY IN THE CITY OF REDDING (RZ-20-92).
The City Council of the City of Redding does hereby ordain as follows:
Section 1. That the boundaries of the districts referred to in Section
18.06.020 of the Redding Municipal Code as designated on a Map entitled "Zoning Map of
the City of Redding, California," dated March 19, 1956, are hereby altered as set
forth in the map attached hereto and incorporated herein by:
REZONING: 2439, 2440, 2480 and 2485 Sonoma Street; and
2480, 2490, 2510, 2525 and 2655 Airpark Drive
FROM: "Ri-B10" Single Family Residential District AND "CO-B15-F"
Office District
TO: "Ri-B10" Single Family Residential District AND "CO-B20-F"
Office District, subject to the site-plan-review criteria
attached hereto as Exhibit "A" and incorporated by reference.
Section 2. City Council has ratified the Negative Declaration prepared in
connection herewith, finding that no significant effect on the environment is created
hereby.
Section 3. The City Clerk shall certify to the adoption of this Ordinance, and
cause its publication according to law.
I HEREBY CERTIFY that the foregoing Ordinance was introduced and read at a
regular meeting of the City Council of the City of Redding on the 3rd day of November
1992, and was duly read and adopted on the 17th day of November 1992, at a regular
meeting of the City Council by the following vote:

EXHIBIT "A" - RZ-20-92
1. All street frontages, exclusive of driveways or sidewalks, shall be bordered by a planter
area not less than ten feet in depth.. The minimum landscape area on the site shall not be
less than 15 percent of the gross site area. Prior to the issuance of any building permit,
the landscape plan shall be approved by the Planning Director. Between parking lots and
residential districts, landscaping shall consist of hedge-type plants with trees intermingled
at 30-foot intervals.
2. Off-street parking shall not be permitted within ten feet of any street property line.
3. All buildings shall have a trash container(s) which is screened within a wood or block
enclosure(s). Said enclosure shall be located a minimum distance of 20 feet from any
street property line and shall be directly accessible from the main parking lot driveway or
alley. Off-street parking shall not be located in front of any trash enclosure. Trash
enclosures shall be architecturally compatible with the building on the site or any fence on
the property and shall be designed and located to permit access by the City Sanitation
Department.
4. Electric, telephone, and cable television utilities shall be located underground.
5. Where a building is to be located at a distance greater than 150 feet from a City-maintained
fire hydrant, a fire hydrant shall be provided as a condition of a building permit in a location
approved by the Fire Marshal that meets the Uniform Fire Code requirements. If a fire
hydrant is located on private property, adequate easement access shall be dedicated to
and around the hydrant, and the hydrant shall be located in such a manner as to be
accessible by fire truck without intervening vehicles or fences.
6. Night lighting shall be shielded or oriented so as not to glare directly at any residential
properties. High-intensity night lighting shall be oriented so as to not glare directly onto
street traffic or Benton Airport.
7. Roof-mounted mechanical equipment shall be screened on all sides. Ground mounted
mechanical equipment, with a total cooling capacity of five tons or greater, shall be
bordered by a solid-block noise wall not less than one foot higher than the top of the
cooling equipment within 30 feet of any residential district.
8. Roof overhangs shall not extend more than three feet into the required yard setback.
9. Noise from mechanical equipment shall not result in any measurable increase in the
ambient noise level in residential districts.
10. Curb, gutter, and sidewalk are to be installed along all street frontages at the time of
development.
11. Fences or walls within the front yard setback shall not exceed three feet in height. All
fences or walls shall be architecturally compatible with buildings on the site.

12. Street lights are to be installed in accordance with City policy at the time of development.
13. Storm drain improvements are to be constructed as specified by the Public Works
Department.
14. The owner/developer of each parcel facing Airpark Drive shall prepare the subbase and
furnish and place all required aggregate base and asphalt concrete between the gutter and
the existing street section of Airpark Drive. In addition, the owner/developer shall be
required to do any asphalt overlay work on the existing street section necessary to provide
a uniform cross slope to the gutter.
15. Requirements of the Mosquito Abatement District are to be met.
16. No construction is to occur prior to approval of improvement plans and issuance of a
grading permit.
17. Parcels of less than 100 feet in width shall share common driveways onto Rosaline
Avenue.
18. All buildings shall meet an interior CNEL noise level, with windows closed, of 50 dba.
19. Residential uses are prohibited.
