HomeMy WebLinkAbout2028 - Amending Section 18.06.020 111 ORDINANCE NO. 2 Z o AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING AMENDING SECTION 18.06.020 OF THE REDDING MUNICIPAL CODE RELATING TO THE REZONING OF CERTAIN REAL PROPERTY IN THE CITY OF REDDING (RZ-09-91). The City Council of the City of Redding does hereby ordain as follows: Section 1. That the boundaries of the districts referred to in Section 18.06.020 of the Redding Municipal Code as designated on a Map entitled "Zoning Map of the City of Redding, California," dated March 19, 1956, are hereby altered as set forth in the map attached hereto and incorporated herein by: REZONING: 1905 Sonoma Street FROM: "R-1" Single Family Residential District; "R4-25-F" Multiple Family Residential District; and "RM-9" Multiple Family Residential District TO: "U-F" Unclassified District and "RM-9-F" Multiple Family Residential District, subject to the site-plan-review criteria attached hereto and incorporated by reference. Section 2. City Council has ratified the Negative Declaration prepared in connection herewith, finding that no significant effect on the environment is created hereby. Section 3. The City Clerk shall certify to the adoption of this Ordinance, and cause its publication according to law. HAYS, ity ttorney 411 410 Site Plan Review Criteria RZ-9-91 "RM-9-F" 1. The maximum building height shall not exceed 30 feet above the natural ground level. 2. Access to the developable area at the north end of the property shall be from Sonoma Street and is limited to one common driveway in a location approved by the City Traffic Engineer. Access to the developable area at the south end of the property shall be from West Street and is limited to one common driveway in a location approved by the City Traffic Engineer. A connecting driveway between the two developable areas through the steep slope area is prohibited. 3. The developed site area is to be landscaped with live vegetation. A landscaping plan shall be approved by the Planning Department prior to issuance of a building permit. The areas adjacent to the drainage course are to be heavily landscaped to reduce erosion concerns. 4. A grading permit shall be obtained from the Public Works Department prior to development. 5. Roofs of all buildings shall be constructed of fire-resistant material. 6. Windows shall not be allowed in the west building wall of the second floor of any structure. "U-F" 1. The area shall not be developed and is to be retained as open space. The area shall not count toward residential density credit.
