AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING AMENDING
SECTION 18.06.020 OF THE REDDING MUNICIPAL CODE RELATING TO THE
REZONING OF CERTAIN REAL PROPERTY IN THE CITY OF REDDING
(RZ-21-91 ).
The City Council of the City of Redding does hereby ordain as follows:
Section 1. That the boundaries of the districts referred to in Section 18.06.020
of the Redding Municipal Code as designated on a map entitled "Zoning Map of the
City of Redding, California," dated March 19, 1956, are hereby altered as set forth
in the map attached hereto and incorporated herein by:
REZONING: 2663 Victor Avenue
FROM: "U" Unclassified District
TO: "CO-15-B10-F" District, SUBJECT TO the site-plan-review
criteria (1 through 6) attached hereto and incorporated
herein by reference.
Section 2. The City Council hereby ratifies the Negative Declaration prepared
for this project showing that it has no substantial impact upon the environment and
that an environmental impact report is not necessary.
Section 3. The City Clerk shall certify to the adoption of this Ordinance, and
cause its publication according to law.
I HEREBY CERTIFY that the foregoing Ordinance was introduced and read at
a regular meeting of the City Council of the City of Redding on the4thday ofFebruary
199 2 and was duly read and adopted on the l8tiay of February , 199Z at a regular
meeting of the City Council by the following vote:
AYES: COUNCIL MEMBERS: Arness, Carter, Fulton & Moss
NOES: COUNCIL MEMBERS: None
ABSENT: COUNCIL MEMBERS: Dahl

SITE PLAN REVIEW CRITERIA
1. The maximum building height shall not exceed 30 feet.
2. The property shall be limited to one driveway on Victor Avenue in a
location approved by the Traffic Engineer.
3. Exterior lights are to be shielded or screened so the source of
illumination is not directly visible from adjoining property or streets.
4. Existing mature trees shall be retained and incorporated into landscaping
plans wherever possible.
5. Residential-style roofs shall be incorporated into the design of future
office development. Roof overhangs shall not extend more than three feet
into any required yard setback.
6. A 6-foot-high, block-post (or equivalent) with wood-insert fence is to be
constructed along the east property line. All fences or walls shall be
architecturally compatible with the buildings on the site.
