AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING AMENDING SECTION
18.06.020 OF THE REDDING MUNICIPAL CODE RELATING TO THE REZONING OF
CERTAIN REAL PROPERTY IN THE CITY OF REDDING (RZ-7-94).
The City Council of the City of Redding does hereby ordain as follows:
Section 1. That the boundaries of the districts referred to in Section
18.06.020 of the Redding Municipal Code as designated on a Map entitled "Zoning Map of
the City of Redding, California," dated March 19, 1956, are hereby altered as set
forth in the map attached hereto and incorporated herein by:
REZONING: that portion of 1347 Buenaventura Boulevard shown crosshatched
on the attached map
FROM: "C1-B40" Neighborhood Commercial District and "CO-B40-F"
Commercial Office District
TO: "CO-B40-F" Commercial Office District, with the site plan
review criteria set forth in Exhibit A attached hereto and
incorporated herein by reference.
Section 2. The Council has ratified the Negative Declaration prepared in
connection herewith, finding that no significant effect on the environment is created
hereby.
Section 3. The City Clerk shall certify to the adoption of this Ordinance, and
cause its publication according to law.
I HEREBY CERTIFY that the foregoing Ordinance was introduced and read at a
regular meeting of the City Council on the 13th day of October, 1994, and was duly
read and adopted on the lst day of November 1994, at a regular meeting of the City
Council by the following vote:

Site Plan Review Criteria RZ-7-94

"CO-1340-F"
1 . The maximum building height shall not exceed two stories and the site shall not be
developed with more than 60 parking spaces.
2. No grading, building, or parking shall occur outside the area designated "CO-F" other than
removal of the pile of dirt in the "U-F" area.
3. All mechanical or air-conditioning units shall be surrounded by parapets or fencing to
screen the equipment from public view. If roof-mounted equipment is to be used, the
method of screening shall be depicted on the building plans and plans submitted to the
Board of Administrative Review for site-plan-review purposes.
4. Cut slopes shall not exceed a slope of 1 .5:1 . Any cut slopes shall be landscaped. The
cut shall not exceed 8 feet in height as compared to the existing grade.
5. All roofs shall be angled at a slope not less than 4:12.
6. The maximum floor area of building shall not exceed that allowed by 60 parking spaces
for the type of use.
7. The architecture of the building(s) shall utilize the same exterior materials as the Sunset
Plaza Shopping Center unless materials equal to or better are approved by the Planning
Commission.
8. Security lighting shall be low-profile and oriented downward away from residences and
the highway.
9. The developed site area is to be landscaped with live vegetation. The minimum planter
width along Buenaventura Boulevard shall be 10 feet. The area between the back of the
sidewalk and the property line is to be landscaped to match the adjacent on-site planter.
A landscape plan, including plans for revegetation of the slopes, shall be approved by the
Planning Department prior to issuance of a building permit.
