AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING AMENDING SECTION
18.06.020 OF THE REDDING MUNICIPAL CODE RELATING TO THE REZONING OF
CERTAIN REAL PROPERTY IN THE CITY OF REDDING (RZ-4-95).
The City Council of the City of Redding does ordain as follows:
Section 1. That the boundaries of the districts referred to in Section
18.06.020 of the Redding Municipal Code as designated on a Map entitled "Zoning Map of
the City of Redding, California," dated March 19, 1956, are hereby altered as set
forth in the map attached hereto and incorporated herein by:
REZONING: All that portion of Unit 3 of the Mountain Lakes Industrial Park as
indicated on Exhibit A attached hereto and made a part hereof
FROM: "PI-B20-F," "PI-BIA-F," "PI-BIA-F-FP" Planned Industrial Districts
and "U" Unclassified District
TO: "M2-B20-F," "M2-B3A-F," "M2-B1A-F-FP" Industrial Districts, with the
site plan review criteria set forth in Exhibits B-1 and B-2 attached
hereto and made a part hereof.
Section 2. The City Council hereby ratifies the Negative Declaration prepared
in connection herewith, finding that no significant effect on the environment is
created hereby.
Section 3. The City Clerk shall certify to the adoption of this Ordinance, and
cause its publication according to law.
I HEREBY CERTIFY that the foregoing Ordinance was introduced and read at a
regular meeting of the City Council on the 4th day of April , 1995; and was duly
read and adopted at a regular meeting of the City Council on the 18th day of April ,
1995, by the following vote:

Site Plan Review Criteria
Mountain Lakes Industrial Park
"M2-B20-F"
1 . Building setbacks along Mountain Lakes Boulevard shall be 20 feet. Along other streets,
front-yard building setbacks shall be 15 feet and street side-yard building setbacks shall
be 10 feet. The following are excluded from these setbacks:
a. Roof overhangs.
b. Uncovered steps and walks not wider than 6 feet.
c. Paving and associated curbing except that storage areas shall not be permitted within
any required street setback and parking shall not be permitted within any street
setback or within 15 feet of the public street, whichever is less.
d. Traffic directional signs that do not contain an advertising message.
e. One detached sign not exceeding 15 feet in height nor 125 square feet in area and
which only gives the name of the company and the street address. Such sign shall
be internally illuminated, shall have underground electric, and shall not be closer than
12 feet to any property line or closer than 20 feet to any driveway. Sign materials
shall be harmonious with the architecture of the development. Signs shall not rotate
or flash.
f. Raised planters.
g. Architectural earthwork, light standards, fountains, or aesthetic features.
2. The aggregate side-yard requirement shall be a total of twenty (20) feet as set forth in
this subsection. It may be either on one or both sides of each building site; provided,
however, that one side yard shall be at least fifteen (15) feet in width; and provided
further that a yard of at least ten (10) feet in width shall be provided adjacent to any
property zoned for residential purposes.
3. Rear yards, minimum ten (10) feet.
4. Off-street parking shall be provided to accommodate all parking needs for employee,
visitor, and company vehicles on the site. The intent of this provision is to eliminate the
need for on-street parking. The lessee or grantee shall provide at least 3 parking stall for
each 4 persons to be employed on site in addition to customer and visitor parking,
provided, however, that should the proposed use for a site come under more restrictive
parking requirements of the City, the more restrictive requirements shall apply.
5. Employee parking shall not be permitted:

a. On any public street.
b. Between the public street pavement edge and the property line.
6. Parking areas for employees or visitors shall not be within any street setback or within
15 feet of the public street, whichever is less. Areas within the street setback shall not
be used for vehicle maneuvering or backup.
7. All parking areas shall be designed to enable vehicles leaving the property to exit in a
forward direction.
8. No materials, supplies, or equipment, including company-owned or operated trucks, shall
be stored in any area on a site, except inside a closed building or behind a visual barrier,
screening such areas from the view of adjoining properties and public streets.
9. Loading docks shall be set back and screened to minimize view from the street.
10. Any fence directly visible from any public street and used to screen storage areas from
public view shall be a minimum of 6 feet high and shall be constructed of a style and
material approved by the City. Where proposed storage would exceed the height of the
fence and be visible from a public street, the developer shall plant a row of evergreen
trees that can be reasonably anticipated in a period of 5 years to achieve a height
sufficient to screen the stored materials. All other property lines may, in the alternative,
use chain-link fence with wood or plastic slats. If adjacent to an area zoned for residential
purposes, a row of evergreen trees shall be planted and maintained inside said fence with
an interval to fully screen the storage area within 5 years. Fences shall not be
constructed within any required street setback.
11 . All buildings shall be architecturally pleasing and shall be subject to the following
requirement:
a. The front or side of any building facing a street or facing a residential district shall be
constructed of tinted concrete block, brick, stucco, wood, or similar materials.
Corrugated sheet metal alone is not deemed to be pleasing for the purpose of this
section.
b. The design exhibits attention to the generally accepted elements of architectural
design.
