AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDDING AMENDING SECTION 18.06.020 OF THE REDDING MUNICIPAL CODE RELATING TO THE REZONING OF CERTAIN REAL PROPERTY IN THE CITY OF REDDING (RZ-8-94). The City Council of the City of Redding does hereby ordain as follows: Section 1. That the boundaries of the districts referred to in Section 18.06.020 of the Redding Municipal Code as designated on a Map entitled "Zoning Map of the City of Redding, California," dated March 19, 1956, are hereby altered as depicted in the map attached hereto and incorporated herein by: REZONING: 2535 Shasta View Drive FROM: "R-1" Single-Family Residential District TO: "CO-B15-F" Office District, subject to the site plan review criteria attached as Exhibit "A" and made a part hereof. Section 2. The City Council hereby ratifies the Negative Declaration prepared for this project showing that it has no substantial impact upon the environment and that an environmental impact report is not necessary. Section 3. The City Clerk shall certify to the adoption of this Ordinance, and cause its publication according to law. At the time of development of any lot within this district, the developer shall construct a 6-foot-high, solid-block wall along the south boundary line of the property. Adjacent to the alley, the 6-foot-high, block-post with wood-board fence shall either be placed on the east side of the alley or the west side of the alley. All fences or walls shall be architecturally compatible with the buildings on site. 2. The minimum setback adjacent to the south boundary of the district shall be 50 feet provided that the setback may be reduced to 15 feet if all south-facing windows have sills no less than 5 feet above floor level and the windows are of sight-obscuring glass. 3. Sloped roofs with a minimum pitch of 4/12 shall be incorporated into the design of office buildings. Roof overhangs shall not extend more than 3 feet into any required yard setback. 4. Exterior lights are to be shielded or screened so the source of illumination is not directly visible from adjoining property or streets or residential lots. 5. The height of any building shall not exceed 2 stories. 6. Roof-mounted mechanical equipment shall be screened on all sides. Ground-mounted mechanical equipment with a total cooling capacity of 5 tons or greater shall be bordered by a solid-block noise wall not less than 1 foot higher than the top of the cooling equipment within 30 feet of any residential district. 7. Driveways shall be restricted to 2 driveways on Shasta View Drive and 1 driveway on Goodwater Avenue in locations approved by the Traffic Engineer. 8. At the time of development, the alley shall be paved. Use of the alley for access is permissible as long as the fence is on the east side of the alley and parking setbacks are met. 9. If the property is divided into 2 or more parcels, the driveways and parking areas shall be interconnected and reciprocal driveway easements shall be provided between parcels. 10. At the time of development or subdivision of the "CO" property, the east half of Shasta View Drive and the south half of Goodwater Avenue shall be fully improved as per the requirements of the Department of Public Works. 1 1 .
